  1. 012019 – 2020

    SXIE Investment

    A corporation with no name on the door.

    Shan Shan Xie registered SXIE Investment and deliberately built no brand around it. No website, no signage, no advertising. The thesis was that the work should be the only marketing — that a single stabilized asset handed to a satisfied CEO would produce more qualified capital than any campaign. It did. The first four investors all came from one introduction.

  2. 022020 – 2022

    The referral engine

    Growth that arrived entirely by introduction.

    Every position was sourced off-market and every investor arrived through a client who had already been paid. Shan wrote the underwriting model herself and refused deals that failed it — including several that would have closed easily. That discipline produced the record the firm now stands on: five consecutive years without a single impairment of investor capital.

  3. 032022 – 2024

    Institutional weight

    Family offices began running their own diligence.

    As allocations grew, so did scrutiny. Family offices and executive committees asked for what SXIE had never needed: formal reporting, defined governance, documented process. Shan built all of it — quarterly statements, third-party inspections, a stated capital-return waterfall — while the entity still had no public identity at all.

  4. 042025

    Silver Crest Property

    A legacy brand, formalized at last.

    Silver Crest Property is the same operator, the same underwriting, and the same referral-only posture — now with a name built to outlast its founder. The crest exists so that the discipline behind it can be inherited, audited, and trusted by a generation Shan will never meet. Nothing about the process changed. Everything about its permanence did.
